Here is your step-by-step, day-by-day checklist to make sure your closing day in Calgary goes smoothly and without surprise costs.

The 10-Day Checklist

  • Day 10 (Mortgage Review): Verify that all your mortgage documentation is complete. Confirm your lender has sent the formal mortgage instructions directly to your real estate lawyer.
  • Day 9 (Title Search): Your lawyer will perform a title search via SPIN2 (Calgary’s land registry system) to ensure you are receiving a "clear title" free of unexpected liens, caveats, or builder's claims. This fee is typically $10 to $20.
  • Day 8 (RPR Verification): Request and review the seller's Real Property Report (RPR) with a municipal compliance stamp. This survey confirms that all structures (like decks and fences) comply with municipal bylaws. Under standard Alberta contracts, the seller is responsible for providing this document.

The Noon Possession Reality

Standard Alberta Real Estate Association (AREA) purchase contracts state that vacant possession is due by 12:00 PM (noon) on closing day. However, this is a contractual deadline, not a guarantee that you will have keys in hand at 12:01 PM.

Keys can only be released after your mortgage funds are formally received and verified by the seller's lawyer. This process often stretches into the afternoon. Avoid the common blunder of booking your movers for exactly 12:00 PM, or you may end up paying them standby rates while you wait for keys.

What Happens if There Are Delays?
